Title transfer, handled.
We transfer the title for you — BIR, the city treasurer, the Registry of Deeds, and the Assessor. You're notified at every step and of every expense, until the new title is in your hands.
Notified at every step, and of every expense
You never have to call to ask. A notice reaches you as each stage clears and as each tax or fee is paid, and all of it stays online, to look back on whenever you like.
Told as it clears
The BIR, the treasurer, the Registry of Deeds, and the Assessor: you hear from us the moment each one is done.
Told as it's paid
Each tax and fee, what it cost, and when it was paid, with its receipt. Every peso is accounted for.
All in one place
The eCAR, the receipts, and the new title and tax declaration, kept with your transfer.

From the deed of sale to the new title
We file, pay, and follow up at every office, and tell you as each stage clears — so you're never wondering where things stand.
Documents complete
Every document the transfer needs is in: the deed, the title, the tax declaration, and the IDs.
BIR
Taxes are processed with the BIR, ending with the eCAR.
Transfer Tax
Transfer tax is paid at the local treasurer.
Registry of Deeds
The Registry of Deeds issues the new title. It needs the eCAR, the transfer tax receipt, and the Certificate of Management where the condo or subdivision requires one.
Tax Declaration
The tax declaration is transferred at the Assessor's Office.
Released to you
The new title and the new tax declaration are handed over.
What we'll need
Send what you have. We'll check it and tell you exactly what's missing before anything is filed.
- The notarized Deed of Absolute Sale
- The owner's duplicate copy of the title (TCT or CCT)
- The latest tax declaration of the land and of the building or unit
- Real property tax receipts or a tax clearance
- Valid IDs and TINs of the seller and the buyer
- The Certificate of Management, where the condo or subdivision requires one
Bring us your client's transfer
You closed the sale; we'll take the paperwork off your hands.
- You stay your client's broker. We do the transfer, nothing else.
- We bill you, not your client.
- You and your client are notified at every step.
- You're notified of every expense, and see every document online.
- Your client sees the progress, without our fee.
Taxes, fees, and our fee
The taxes and government fees are set by the BIR, your city, and the Registry of Deeds. Who pays which follows your deed of sale — usually the seller pays the capital gains tax, and the buyer the documentary stamp tax, transfer tax, and registration fees.
Our fee is one amount, quoted after we've seen your documents and before anything is filed.
Tell us about the property
We usually reply within 12–24 hours.
